MEPIS was commissioned by Related Midwest to work alongside BRININSTOOL + LYNCH to provide Mechanical, Electrical, and Plumbing Engineering Design for the construction of 23 market-rate row homes. Two-story and three-story homes on separate lots in the 1300 block of West Grenshaw. The two-story homes were approximately 1,870 GSF with 3 bedrooms and 2.5 baths. The three-story homes were approximately 2,500 GSF with four bedrooms and 3.5 baths. These homes will have a 550 GSF detached garage.

Mechanical scope included design for heating and cooling system, kitchen/toilet exhaust systems, clothes’ dryer exhaust system as required, venting systems for fuel burning equipment, combustion air intake systems for fuel burning equipment, and natural gas system. Electrical Scope included design of electrical service entrance, electrical distribution system, power infrastructure for interior and building-mounted exterior lighting, smoke detector and carbon monoxide system, feeders, branch circuiting, and communicating with ComEd. Plumbing scope included design of storm downspout/roof drainage system, sanitary drainage system, domestic cold/hot water system, and communication/coordination with the Chicago Water and Sewers Department.
