Boiler Burner Replacement

3600 N Lake Shore Drive is a two-tower 28 residential floor condominium with 640 units. The building was originally built as a hotel in 1960, later converted to condominiums in 1977. The boilers in the unit are over 30 years old and their burners needed replacing. MEPIS was commissioned to develop project specifications and perform construction administration as owner’s representative for this construction project.

The project consisted of the purchase of two new burners, removing the existing to replace with new, capable of outputting 25,000 BTU per hour. Controls and gas assemblies as required were also in the scope. Oxygen trim, blower motor VFD, and link-less controls were also priced for purposes of energy rebate offers. The construction schedule is to take no more than three months, being complete in September 2013 for the boilers to be up in operation by November 2013.
